itself.7.乙方若需要對租賃物業(yè)進行裝飾裝修、制作外墻廣告等，必須經(jīng)過甲方的同意。ithouttheapprovalofpartya,partybcantdecoratethepremises,makeadvertisementetc.ontheoutall.八、合同終止及解除的規(guī)定terminationanddissolutionofthecontract1.乙方在租賃期滿前如需退租或續(xù)租，應(yīng)提前兩個月通知甲方，由雙方另行協(xié)商退租或續(xù)租事宜。在同等條件下乙方享有優(yōu)先續(xù)租權(quán)。ithintomonthsbeforethecontractexpires,partybillnotifypartyaifitintendstoextendtheleasehold.inthissituation,topartiesilldiscussmattersovertheextension.2.租賃期滿后，乙方應(yīng)在當(dāng)天將廠房交還甲方任何滯留物，如未取得甲方諒解，均視為放棄，任憑甲方處置，乙方?jīng)Q無異議。hentheleasetermexpires,partybillreturnthepremisesandattachedfacilitiestopartyaithindays.anybelongingsleftinitithoutpartya&#39spreviousunderstandingillbedeemedtobeabandonedbypartyb.inthissituation,partyahastherighttodisposeofitandpartyaillraisenoobjection.3.本合同一經(jīng)雙方簽字后立即生效未經(jīng)雙方同意，不得任意終止，如有未盡事宜，甲、乙雙方可另行協(xié)商。thiscontractillbeeffectiveafterbeingsignedbybothparties.anypartyhasnorighttoterminatethiscontractithoutanotherparty&#39sagreement.anythingnotcoveredinthiscontractillbediscussedseparatelybybothparties九、違約及處理breachofthecontract1.甲、乙雙方任何一方在未征得對方同意的情況下，不履行本合同規(guī)定條款，導(dǎo)致本合同中途中止，則視為該方違約，雙方同意違約金為人民幣_元整，若違約金不足彌補無過錯方之損失，則違約方還需就不足部分支付賠償金。duringtheleaseterm,anypartyhofailstofulfillanyarticleofthiscontractithouttheotherparty&#39sapprovalillbedeemedtobreachthecontract.bothpartiesagreethatthedefaultfineillbe_.incasethedefaultfineisnotsufficienttocoverthelosssufferedbythefaultlessparty,thepartyinbreachshouldpayadditionalcompensationtotheotherparty.2.乙方未按合同約定的用途使用租賃物或擅自轉(zhuǎn)租的，甲方可解除合同，并有權(quán)扣除保證金作為乙方違約金。十、爭議解決disputeresolve若雙方在執(zhí)行本合同或與本合同有關(guān)的事情時發(fā)生爭議，應(yīng)首先友好協(xié)商協(xié)商不成，可向合同履行地人民法院提起訴訟。本合同一經(jīng)雙方簽字后立即生效未經(jīng)雙方同意，不得任意終止，如有未盡事宜，甲、乙雙方可另行協(xié)商。bothpartiesillsolvethedisputesarisingfromexecutionofthecontractorinconnectioniththecontractthroughfriendlyconsultation.incasetheagreementcannotbereached,anypartymaysummitthedisputetothecourtthathasthejurisdictionoverthematter.十一、免責(zé)條件exceptionclause1、因不可抗力原因致使本合同不能繼續(xù)履行或造成的損失，甲、乙雙方互不承擔(dān)責(zé)任。intheeventofthereasoncausedbyforcemajeuremakethecontractnotperformorprobuctanyloss,partyaorpartybillnotbeartheobligationseachother.2、因國家政策需要拆除或改造已租賃的房屋，給甲、乙雙方造成損失的，互不承擔(dān)責(zé)任。ifthelossofbothpartiescausedbyremoveorrecontructivethepremiesduetonationalpolicies,partyaorpartybillnotbeartheobligationseachother.3、因上述原因而終止合同的，租金按照實際使用時間計算，不足整月的按實際天數(shù)計算。intheeventofthereasonmentionedabove,paymentofrentalillbecountedattheactualmonthsoractualdaysifitdontreachafullmonth.十二、其他others1.本合同附件是本合同的有效組成部分，與本合同具有同等法律效力。anyannexistheintegralpartofthiscontract.theannexandthiscontractareequallyvalid.2.本合同壹式貳份，甲、乙雙方各執(zhí)一份。thereare2originalsofthiscontract.eachpartyillhold1original(s).3.本合同中英文內(nèi)容相同，若有不同之處，以中文為準(zhǔn)。thechineselanguageversionandtheenglishlanguageversionofthisagreementshallhaveequallegaleffect.intheeventofconflict,thechineselanguageversionofthisagreementshallprevail.4.甲、乙雙方如有特殊約定，可在本款另行約定：_otherspecialtermsillbelistedbellos:_甲方：_partya證件號碼：_idno聯(lián)絡(luò)地址：_address電話：_tel:代理人：_representative:日期：_date:
